CASE STUDY: Michael bought a property in Melbourne as his main residence. After two years Michael decided he needed a sea change, and moved to Queensland for 15 years. During the 15 year period, Michael rented out his Melbourne property for 5 years and left it vacant for 10 years immediately before he sold it. Michael chooses to treat the Melbourne dwelling as his main residence for the period after he stopped living in it. The maximum period the dwelling can continue to be his main residence is six years. However while the house was vacant, Michael can treat the dwelling as his main residence indefinitely as long as he does not have another main residence at the same time. The dwelling is fully exempt because Michael made the choice to treat the dwelling as his main residence and did not use it to produce an income for more than six years.
